Why it's a candidate
Methodology & limitations. Centre laundromats: Blue Hippo network + verified independents (Sudzone Berwick Village; iSmart Laundrette, Gateway SC Langwarrin). Strip layer: ~100 sites at suburb-level desktop accuracy — indicative, treat metro saturation as a floor. Demand-driver tags (university, high rental, high-density dwellings, socio-economic disadvantage/SEIFA, growth corridor, seasonal workforce, tourism/short-stay) are informed desktop estimates, NOT pulled ABS data. Validate any shortlisted catchment against ABS Census QuickStats and .id (informed decisions) community profiles for actual tenure, dwelling-structure, SEIFA and student counts before committing. University tags reflect a campus within roughly a 10 km catchment, not on-site. Before any site: Google Maps radius sweep, site visit, leasing enquiry, and early confirmation of 3-phase power, water/drainage and dryer-venting capacity. Super-regional centres are retained for completeness but flagged where rent economics make laundromat use improbable.
