Candidate register — centres meeting all three criteria

Ranked by commercial fit. "Nearest competitor" is computed live against every laundromat in the dataset (centre + strip) — green means a clear catchment (≥2.5 km), amber means a competitor sits inside the typical laundromat trade radius and your offer must win on parking and format. Methodology & limitations. Centre-located laundromats: Blue Hippo Laundry network (40+ VIC sites) plus verified independents (Sudzone Berwick Village; iSmart Laundrette, Gateway SC Langwarrin) — web-checked June 2026. Strip/standalone layer: ~90 sites plotted at suburb-level accuracy from desktop research — indicative, not a census. Established inner and middle Melbourne suburbs almost universally have at least one strip laundromat, so treat metro saturation as a floor, not a ceiling: real density is equal to or higher than shown. Toggle the 2.5 km radii to read saturation — overlapping zones indicate contested catchments; candidates whose pulse-ring sits outside all zones are the cleanest plays. Nearest-competitor distances are computed from this dataset only. Before committing to any site: Google Maps radius sweep, site visit, leasing enquiry, and early confirmation of 3-phase power, water/drainage and dryer-venting capacity. Super-regional centres meeting the criteria are retained for completeness but flagged where rent economics make laundromat use improbable.
