Methodology & limitations.Victoria centre laundromats: Blue Hippo network + verified independents (Sudzone Berwick; iSmart Langwarrin). Queensland has no equivalent in-centre chain — the dominant operators (Snap, WaterSpirit, Central Laundry) are strip/standalone and inner-Brisbane focused, so QLD shopping-centre precincts are largely unserviced and the great majority screen as candidates; verify each against a local Google Maps sweep. Strip layers in both states are suburb-level desktop estimates — treat metro saturation as a floor. Demand-driver tags (university, high rental, high-density dwellings, socio-economic disadvantage/SEIFA, growth corridor, seasonal workforce, tourism/short-stay) are informed desktop estimates, NOT pulled ABS data. Validate any shortlisted catchment against ABS Census QuickStats and .id community profiles for actual tenure, dwelling-structure, SEIFA and student counts before committing. University tags reflect a campus within roughly a 10 km catchment, not on-site. Before any site: Google Maps radius sweep, site visit, leasing enquiry, and early confirmation of 3-phase power, water/drainage and dryer-venting capacity. Super-regional centres are retained for completeness but flagged where rent economics make laundromat use improbable.
